Getting a home ready for sale can be done with a small budget or with zero budget. From deep cleaning to de-cluttering, to doing the whole house, I have done it all.

In the last video, we talked about who’s in control of the market and how it affects the time and money side of selling your home. There are many things that a seller can do without spending a ton of money. The first thing to do? PURGE. The second? PRE-PACK. I always recommend changing the outlet covers, outlets themselves, switches, and cover plates as well as the vent covers. The other trick is making sure that all of these items are done in a uniform fashion throughout the home. Unsure whether or not you should paint? DO IT. Although buyers may come in and change the paint colors, it’s recommended that we market the home with a nice neutral feel throughout. The home looks cleaner, more well taken care of and brighter with fresh paint. Dollars in the can, thousands on the wall.

Sometimes new flooring is needed, but that’s case by case. Make sure all lighting and plumbing fixtures are modernized. Consider swapping old tired hardware on cabinets, pantry and closet doors, for more modern looking ones. Brushed nickel has been a favorite hardware finish for us in our flips and in our client’s homes. .
